This blog is just a layman's account of the path we went through to make our old building better.

Flooring and Tiles

Finally the floor tile guy arrived and did something from today.  Tiles may arrived this week while the original team will come over the weekend to sort out things that are supposed to correct.  Paving ways for tile laying next week.

Here's the sitting room. The floor is raised and flattened with layer of rough cement.

Another view to show how thick the floor was raised.

Here's the kitchen floor.

____________

More cement works :
Car Porch ground work.

Sitting room is elevated by about 1-2 inches. Tiles will be laid on top.

***

Upstair lobby is being cemented today.  That will allow Laminated Flooring in due course.

***

Store Room flooring, ready for tiles.

Kitchen is now ready for further works.

******

Wall socket before tiling.

After tiling, with meticulous precision cutting.

The toilet beside the kitchen has started been worked on as well.

******

Kitchen wall tiles are slowly done.  Meanwhile...

Downstair toilet tiles are up too.. but more tiles are needed, so the tile supplier will provide more to finish it up.

Marble pieces to serve as solid platform for utilities in the bathroom.  It turns out to be cheaper, more solid, and to me, much more reliable than screwed onto the wall glass holder.  Solid is the word.

At the same time, while waiting for the extra tiles, the staff started their tiling work upstair at the common bathroom.

Some of them also started the 2x2 sitting room porcelain tile work.  Its from the NN tech acquired cheap from the Houz Depot, Damansara.  Quite a good value really.

************

This long stretch of no blog entry is due to something for me to learn.

It is due entirely to late delivery of tiles.

From my experience, Guocera has one of the better looking budget tile selection to date, as compared to other local manufactured tiles.  But the problem is they do not hold much tiles at Klang Valley.  Most of them are actually stored in Johore.

Yes, you guess right.  JOHORE.

Which means, if you were to buy from the company, if unfortunately, they only stock it at Johore, you will have to wait for their delivery boy to deliver all the way from there.  Which also means, if you only order a small amount, you will have to wait till the volume increase by combining other buyer's order, before they contemplate delivery.

So when we try to order from them, make sure we order from stockist that keep the stock (more than what you would need, in case you need to buy more to cater for unforeseen usage such as damaged tiles at work etc), or avoid all together a company that has no stock near your house !!

***********

Today work resumes.  With all the tiles finally came in, the crew spring back to work, with a few spots all at the same time.

Sitting room 2x2 tiles, with old fashion skirting in place today.

Store room being worked on.  Since it is going to be just a storeroom anyway, I just asked the worker to source me an Al-cheapo 1x1ft tiles just for the sake of it.

Kitchen floor.  Now, with our original Meditteranean idea, various assortment of tiles of different shades but of the same theme was sourced.  This is the intended mix tiles idea.  The next picture will give a better idea of how it will look like.

Mixing tiles of various shade.  A total of three shades were used for the purpose.

*******************

Sitting room is 98% done.

Another view of the sitting room.

This is the border between the dinning area and the kitchen.

A total of three different shades of tiles were used to make the random floor tile look. Some may like it, some may not.

Meanwhile the upstair common bathroom is being fixed gradually. Two marble sheets are used to become toilet racks.  Its old fashion, no doubt. But it works, and very tough.

*************
During the final week before the holiday season, the car porch flooring was 95% completed.

Good job as far as I am concern.  The remaining 5% will be completed once the gate railing is fitted in due course.

In the mean time, the kitchen tiles was also completed, while the table top is still pending.

The last bathroom, the masterbedroom bathroom, started the job as well, but it was left halfway until after the season.

************

Now finally the whole series of Public Holidays are over (not that I complained).   The contractor finally fulfill what they have promised earlier, and back to complete their job.

Here's the update so far..

The plastic ceiling finally being fixed in the bathrooms. Here's ground floor common bathroom.

And here's common bathroom upstair. With another view from the same bathroom below.

In the meantime, both bathrooms upstair received its water insulation treatment on the floor to prevent future water leakage downwards.  Its only applied to the first floor bathroom.  Ground floor bathroom does not need the treatment.

****************

After laying down the base coating..

... and also in the other bathroom floor...

They use sheets of Glass Fibres and applied them onto the floor, fixed with glue..

Here's how they made it.

And here's the final bathroom waterproofing layer.  The fibreglass sheet was applied to about half a foot on the side wall as well. This layer is thick.  No short cut seen.  Really impressed with the work.

*********

Just to add this picture to show the quality of the work they rendered.  This is on the side panel of the outdoor porch tiles.  This segment of the tiles require cutting to make sure that the edge is of similar width.  So precision work is necessary.

********************

Its confirmed that the water seal is tight after a two-day water soaking test.  Today the tiling team came back and plaster a thick layer of cement to prepare for final tile's work.  Meanwhile the lowest layer of tile was being placed as shown below:

Meanwhile the master bedroom wall tiles resumes its activity today too.

**************

The car porch flooring has its final work began.  This part will correlate with the auto-gate railing.

At the same time, 3 pieces of the wall tiles were being hacked out (without any damage at all) to cater for another pieces of marble rack for the bathroom.  This is another hindsight adjustment.

Another upstair bathroom floor tiling received its finishing work.  The wall tile colour and the floor does not match that well, I admit.  But we still go ahead with it.

****************

Two layer of marble racks being placed, the lower rack was added in after correction.  Compared with the photo I added earlier.

New cement slab was added for aesthetic reason.

Side step outside the garden are being worked on. We need more small chip stones, so it is delayed for a day for now.

**************
current progress :

Washing area in the garden received its wall treatment.

Here is the common upstair toilet. Work is still in progress.

There is some progress also in the common sitting room.  The planned wall sound insulation layer (Rockwool) is being placed against the wall.  This will insulate the sound to protect the neighbour SHOULD we opt to blast the sound system !  But nothing will stop the sound from leaking through the windows, door etc.. Nonetheless I think this is the least I should do.

Here's the close-up view of the construction.

***************

Elevated stool was built to support small water Reservoir ala kampung style ! Yes we are still old-fashioned.

Completed sink support completed with tiles.

Garden structure receive its final coating.

______________________

The Sitting room extension wire for the speakers finally arrived from the eBay seller.  It was finally installed above the plaster ceiling and to be hidden properly.  The Board was placed to cover the sound insulation rockwool fibre partition.  Note that this wall does not dampen the sound reflection.  Its just to reduce the sound from traveling across next door. Talk about responsible neighbourhood.

And this is the Monster cable, 16AWG, length at 35 feet for the surround speakers.  It was supposed to be THX rated.  But frankly no one can tell the difference at this length.

***************

The soundproof wall is being painted, all the wires are hidden.  With the latest Astro Byond and probably High speed broadband wiring still remained unknown, I do hope that this wall will not need to be hacked again.

*************

Laminated flooring guys finally came to do their job. It is best done at the end or near the end of all renovation to minimise damages to delicate surface.  It is rated as AC-3, with AC-5 as being the toughest. The company, from the Floor Culture , took up the job with reasonable price we got from the home deco exhibition last year.

It was used for the staircase as well.

Here's the foundation layer we opt that helps in water proofing and levelling.

Seems nice and smooth ..

Only to be removed the very next day !  The cement floor was not found to be smooth to give the seamless feel.  So after discussion with Ah Phan and Ah Boy, they asked the Tile Man Team, Ah Fook, to step in with their precision workers to take over the levelling of the ground.  So the room steps right back to its original mess again for a short period of time.  This is a correction work in progress.. and it has to be done !

***********

After the Tile Team put on a new cement layer to level the floor, the laminated flooring can be completed.

Here's the lobby, which was used to be a common toilet a year ago.

Here's the Master Bedroom.

At one corner, it was deliberately elevated to be used as activity centre for the family. Left door leads to the bathroom.

Finally Laminated flooring for the stair case as well.

  2. Hi cyt858, I'd like to meet up with your contractor, Ah Boy, and will be calling him to have a look at my house for renovation.
How should I refer you if he asks who recommended him?

    Many thanks.

p/s: nice block of house you have there. Hope your renovation will turn out great!

  3. I think you may just mention ah chuan from the internet house reno. He speaks mandarin and cantonese.

  4. Good to see work in progress,
    1. For the wall socket, they only cut the notch into one tile instead of both, so the 'grid' of the tiles has been interrupted by the left tile being offset. I would make them correct it by cutting both tiles to sit on the grid properly.

    2. Excellent idea on the marble piece. You could have done one for sitting/footrest also.

  5. Trick, I don't quite get you on the first point.

  6. Hi cyt858,

    Great 2x2 floor tiles.
I also just been to Houz Depot D'sara the recent weekend but I don't think I saw this clear beige 2x2 tile there. Would it be possible for u to share its code and the price per piece you bought them?

    Many thx.

p/s: I've met with Ah Phan last Sunday (Ah Boy was away to attend his bro's wedding n I couldn't wait to finalized things, so...). My wife & I r really delighted. Ah Phan not only has his pricing reasonable, he'll throw in some little freebies here n there as well as some discount if u know how to bargain. Also, listening to his explaination about the structural & foundation works for the extensions, I'm rest assured that they'll b sound & stable. Eg. unlike others that will only dig 3-ft deep while next door is a 4-ft land step drop, extending existing beams and not recasting the entire new span afresh.
cyt858, I'd really like to show my gratitude here for if not for this blog of yours, I wouldn't have got the chance to encounter such a kind hearted contractor! Thank U.
    *sorry for this long msg.

  7. CK, indeed I get that biege 2x2 tiles with NN technology cost RM12+ each from the Houz Depot. There is only one there for NN tech with that price. I have lost the code for now. Will update you the code once I get it later.

Glad u met ah Phan. Both ah boy and phan work as a team. Very easy to talk to. I am glad the blog can be of help.

    ReplyDelete
  8. Ok here's the code: Sixny NN YE6219. RM12.80 each we got.

But my recommendation is to drive to Jalan Ipoh, there are lots of tile company there, some has ready stock for immediate delivery too. Prices are also very competitive. Service is not bad. Some can even give you loose tiles, ie, just a few replacement pieces, instead of buying the whole carton of 6 or 10 etc.. Which can translate into saving cost.

  9. Hi cyt, may i know which electrician did u engage?
    Possible to share the contact?

    Many thanks.

    ReplyDelete
  10. Dear CK, the electrician comes with the contractor. They work together also. In other words, if u engage Ah Phan or Ah Boy, they will have their own electrician, tile work contractor etc.. Do have a word with them about your requirement.

For me, other than changing to three phases, I also wire up the whole house with network Cat6 cable to various spots, preparing for in house network and internet sharing, plus future file sharing meant to be for HTPC etc.. I am kind of a geek myself. And all DIY also. The electrician did all that.

He also leave a connector hole from the sitting room socket area (behind the future TV cabinet), and link a empty wire casing up thru the downstair ceiling up the the master bedroom as per requirement. In case in future, I will need to link AV wire up to the master bedroom ! The reason is most modern AV amplifier has dual zone speaker set up function, which can use the same Amp to fire up speakers in two separate zones.

Sorry geeks' talking here. If u need more info, I will let u know thru email. :)

I can do a lot more the door numbers, very generally, 2-D profile of your choice, decorative screens c/w engraved/carving, 3-D carving... etc etc... can cut 4'x8' size MDF, Plywood at one go, soft metal, plastics... etc etc etc...
You just gave me an idea for my next blog post... will blog on what I can with the robot over CNY, So stay tune.

As I am also into some diy projects, another small things I will need some help is to precision cut some round holes in MDF board. My next foreseeable project is a subwoofer.
If I can think of such project, or any tougher stuff, I will message you in due course.

  19. Dude, are you like tiling the whole house?

    ReplyDelete
  20. All the ground floor and bathrooms.

Upstair lobby and bedroom will be laminated instead. Any suggestion?

    ReplyDelete
  21. Sounds good to me. Very practical choice.

    ReplyDelete
  22. Plastic ceiling or plaster ceiling? Somehow pics of bathrooms always come out looking like dungeons. Mine also the same.

    ReplyDelete
  23. I agree. But to make it look better, somehow we need to have a bigger or squarer bathroom, and larger windows. Put some cheerful plants around, and innovate the tiling option, make it different. Eg. open air roof to allow more natural lights (somehow yellow light is depressing for me), green plants, if possible, no harm placing some small frames of pics for enhancement. I don't have such luxury though. :(

Btw, making it less dungeon like does not mean more expenses ! Just have to use our imagination.

    ReplyDelete
  24. Hmm... i was only talking about the pix, not the actual bathroom.

BTW proposing a TT session with you and Tinkerer. U in?

  28. Alam, thanks for reading the blog. Indeed there may be communication problem between Ah Phan and gang. You may want to talk to Ah Boy, as he speaks better. I think you don't really have to engage plaster ceiling etc.. from him in order to do so. Anyway good luck in your work, and if possible, can share the progress with us too :).

  29. Hi cyt858, Ah Phan had just warned me against tiling 2x2 tiles upstairs as they will delam in 1 to 2 years time.... have u come across this saying?
have u asked Ah Fook about this before?
If not, will u be meeting with Ah Fook again and possibly consult him about this?
    Thx.

    ReplyDelete
  30. CK, what do you mean by 'delam' actually.

I have not seen Ah Fook after his work finished long ago. So I won't be able to verify with him for anything.

    ReplyDelete
  31. cyt858, by delam, i actually mean the tile will dislodge itself.
This is also first time I'm hearing this....
My friend has his house provided with 2x2 upstairs by developer, it's already 4 years since taking keys. But only started to stay in it ~1.5 yrs, erverything seems fine so far....may b what he said is right, 2x2 is heavy & challenging to handle, the workmanship deteriorate towards the end (if floor area is a lot) & cause the tile not being cemented to floor properly, then dislodge after some time...

    ReplyDelete
  32. Ic.

Bigger tiles like 2x2 seems to delam easily for some technical reason. Initially we contemplated 2x2 floor tiles for the kitchen tablet top actually, we even bought that tiles from Houz Depo long before they started doing the kitchen!

We changed our mind half way when we heard about the floor tiles dislodgement, especially on top of the kitchen tablet. My wife's brother has one house, who has exactly the same problem, and thats even before he move in ! The tiles have been there for years, as he bought that house but delayed the renovation and moving in.

One other reason is probably heat related treatment on those 2x2 tiles. On top of the kitchen, frequent heat treatment on top of the tablet top, may expand the structure, though in small scale, but it may loosen the grip too.

The other issue could be tile laying technique. Bigger tiles may have greater such risk.

But I am open for more discussion about the actual cause of this phenomenon.

So eventually we changed the tablet to granite.

  33. Hi,

Interesting blog on your house renovation.
I am planning for my house reno work. Interested to know what colour grout you used for the 2' x 2' floor in your living?
Since the tile is in light colours, using the normal cement may not look good. Alternative would be to use white or cream colour grout. People have been saying that they could be stained after sometime of moping the floor...

BTW, how do you find the workmanship of your tiler? Can you share his contact if he is highly recommended?
    Thanks

    ReplyDelete
  34. Hi. Thanks for your comment. I don't mind at all sharing the tile-man's contact. But I need your email first. Email me at cyt858@gmail.com .

As to the 2'x2' tiles, I got it from Houz Depot at Mutiara Damansara. I have lost the code already I'm afraid. But its the one they display for cheap selling almost all the time, the one with NN technology. You can ask the shopkeeper there.

NN Tech Tile is harder, and less likely to stain. I did try to screw hole with my drill myself. I actually broke Three tile drill tip !

  37. Thank you, sorry for the late reply as I rarely check the blog nowadays. right in the middle of this page I did mention about our choice of tiles are mainly from the Guocera. Their colour, texture did fit our requirement with a good price to boost. But since they do not stock lots of tiles right here in KL the delivery can be slow. Those were a few years back and I think the situation could be different for now. Do check with them. they do have a comprehensive show room at Section 19 PJ if you happened to stay around at Klang Valley.

Thanks for visiting my old blog. The team headed by Ah Boy has disbanded short time after they finished my house. It has been many years post reno. While Ah Boy still actively taking in projects especially in the area of office or retail office renovation at Klang Valley. The most recent job he did was for my office this April. Again, job was well done in shortest time, ie. 2 weeks completion. Please email me cyt858@gmail.com if you want more details. Thanks.

  39. Hi!

I hope you are still accepting comments. I think that these designs are great but you never get the full impact of the tile unless you physically touch it and see it live.

Tiles truly can dynamically change a room and working with a local supplier is your best option.
